Homeowners Insurance

Homeowners insurance provides financial protection against disasters. A standard policy insures the home itself and the things you keep in it.

Homeowners insurance is a package policy. This means that it covers both damage to your property and your liability or legal responsibility for any injuries and property damage you or members of your family cause to other people. This includes damage caused by household pets.

Damage caused by most disasters is covered but there are exceptions. The most significant are damage caused by floods, earthquakes and poor maintenance. You must buy two separate policies for flood and earthquake coverage. Maintenance-related problems are the homeowners' responsibility.

Why do you need homeowners insurance?
It is really all about protecting yourself financially if something unexpected happens to your home or possessions. That's important because chances are your home is likely one of your largest investments.

  • If your home was destroyed by fire or damaged by a natural disaster, you'd need money to repair or replace it.
  • If a guest in your home is injured, liability protection and medical coverage help pay expenses.
  • If you are a victim of theft and vandalism, it can reimburse you for your loss or pay for repairs.
  • If you are still paying for your home, your lender will require insurance.

Condominium/HO-6 Insurance

Due to the housing crisis and a revamped Fannie Mae and FHA, lenders are making HO-6 insurance policies a requirement for any new condo/PUD purchase or refinance. Previously, HO-6 insurance was not required by any mortgage lender, or bank, which often confused owners. The mistaken assumption was that their master condominium insurance policy covered the intereior of their units, similar to a traditional homeowners insurance policy, which is not correct.

An H0-6 Policy will cover perils not covered by the association's master policy.

Your HO-6 policy can cover:

  • The value of improvements you have made to your unit
  • Damage to your furniture, clothing, appliances and other personal items
  • Your personal belongings, whether they're in your home or elsewhere
  • Common loss assessments made by the condo association for all unit owners
  • Your personal liability in the event someone is injured or their property is damaged

Auto Insurance

Auto insurance protects you against financial loss if you have an accident. It is a contract between you and the insurance company. You agree to pay the premium and the insurance company agrees to pay your losses as defined in your policy.

Auto insurance provides property, liability and medical coverage:

  • Property coverage pays for damage to or theft of your car.
  • Liability coverage pays for your legal responsibility to others for bodily injury or property damage.
  • Medical coverage pays for the cost of treating injuries, rehabilitation and sometimes lost wages and funeral expenses.

An auto insurance policy is comprised of six different kinds of coverage. Most states require you to buy some, but not all, of these coverages. If you're financing a car, your lender may also have requirements.

Most auto policies are for six months or a year. Your insurance company should notify you by mail when it's time to renew the policy and to pay your premium.
